Housing Maintenance Tech I (DII)

SUMMARY:
The Housing Maintenance Tech will perform routine unskilled and semi-skilled manual work in buildings, Band housing, and grounds maintenance, as well as provide emergency on call services after normal business hours.

QUALIFICATIONS:
• High school education or GED is required.
• One year of prior experience and knowledge of the standard practices, material, tools, and equipment utilized in the maintenance of houses and buildings.
• Working knowledge of standard hand tools, operation of light equipment, and materials used in assigned work.
• Working knowledge of the occupational hazards and applicable safety precautions associated with assigned work.
• Ability to work unsupervised in vacant units and keep assigned work schedules and inform supervisor of unexpected delays and progress
• Ability to work cooperatively as a team member, and respond courteously to community members.
• General knowledge of residential plumbing, electrical and Heating and Cooling systems required
• Knowledge of energy efficiency measures and the ability to install products to meet these standards
• Willingness to attain formal training in various trades.
• Must have a current valid driver’s license.
• Must be insurable under the Mille Lacs Band Drivers Insurance policy.
• Must pass a Pre-employment drug & alcohol test.

DUTIES AND RESPONSIBILITIES:
• Operates tools and equipment of the assigned trade in a safe and proper manner.
• Performs routine, minor repairs and maintenance tasks under assigned supervisors direction and guidance.
• Performs painting and surface preparation under assigned supervisors direction and guidance.
• Assists in performing labor related tasks in support of the assigned trade as directed by assigned supervisor. .
• Obtains tools and materials on assigned tasks.
• Obtains material quotes and pricing from approved vendors and contractors
• Identifies and reports to supervisor repair needs and safety discrepancies when observed.
• Operates power tools, including vacuum cleaners, etc.; maintains necessary inventory of cleaning supplies.
• Able to safely operate and work from ladders, scaffolding, platforms and personnel lifts
• Performs other duties as assigned.

WORKING CONDITIONS:
• Work exposes incumbent to conditions such as fumes, noxious odors, dusts, mists, gases, and poor ventilation.
• Work exposes incumbent to possible bodily injury from moving mechanical parts of equipment, tools, or machinery.
• Work exposes incumbent to hazardous chemicals.
• Work is performed for sustained periods outdoors and occasionally in hot, cold, or inclement weather.
• Work requires use of protective devices such as masks, goggles, or gloves.
• Hours are typically 8-5, but possibly with some extra hours; may be on-call nights and weekends.
• Local travel is required; travel outside the state is very limited.
