Lead Project Coordinator

JOB TYPE: Full Time

REPORTS TO: Executive Director of Community Development
SALARY RANGE: $37,500.00-$56,300.00

SUMMARY:
The Lead Project Coordinator is responsible managing the Project Coordinator’s activities during the phases of community & housing development construction, renovation, and maintenance projects of all three districts.

QUALIFICATIONS:
• Two years degree in Project Management or Construction related field is required. Bachelor Preferred.
• Certification in drafting and blueprints is required.
• Minimum of five (5) years experience in construction project management.
• Three years of proven supervisory experience in a construction or project management setting.
• Prior experience in reading blueprints and other construction documents.
• Understanding of construction scheduling, construction accounting and financial reporting.
• Excellent interpersonal skills.
• Excellent written and verbal communication skills.
• Understanding of proper protocol on commercial projects.
• Experience in managing a professional working relationship with contractors, architects, engineers and consultants.
• Excellent personal computer skills in a Windows environment, including excel spreadsheets and word applications.
• Excellent presentation skills.
• Ability to keep organized files.
• Ability to gather information from multiple sources to make decisions.
• Able to multi-task effectively.
• Ability to communicate effectively with constituents.
• Must have current driver’s license, reliable personal transportation, and insurability under the Band’s Auto Insurance Policy.

DUTIES AND RESPONSIBILITIES
• Manages Project Coordinator staff of the Community Development and Housing department.
• Manages all capital improvement projects for the Mille Lacs Band.
• Informs all departments and coordinates Government departmental requirements to start construction.
• Serves as primary contact with outside construction professionals, including but not limited to architects, designers, electrical and mechanical engineers, and others as required to complete construction projects.
• Conducts pre-bid informational meetings with potential bidders.
• Monitors all construction project expenditures, budgets, pay apps and certificates of occupancy.
• Assign phases of the construction process to other Coordinators through out the projects.
• Monitors progress of construction projects as necessary.
• Provides Commissioner of Community Development with reports on current, proposed, and planned construction projects in each District.
• Conducts and attends information meetings with community members.
• Explains construction methods and terms to planning committee (public).
• Performs other duties as assigned.

WORKING CONDITIONS:
• Nature of work is such that incumbent experiences frequent periods of high stress levels due to deadlines and workloads.
• Work is both indoors in a climate controlled area and periodically outside where exposure to severe weather is possible.
• Little threat of personal danger or risk, although working on construction sites may pose some exposure to danger. Use of safety equipment is required in such circumstances.
• Hours are typically 8-5, but possibly with some extra hours. May involve evening or weekend working to meet deadlines and maintain workload.
• Local travel to all three districts is required to work with Project Coordinators and manage construction projects in process; travel outside the state is very limited.
